What to Do When Your Landlord Vetoes Paint and Wallpaper

Some may say that if you are paying rent, you have the right to do whatever you want to do to the property, in regards to painting and things of that nature — as long as you leave it in a condition that pleases your landlords.  Personally, I agree with that, but it is not the way things go all the time.  Still, if you move into an apartment where the paint and wallpwper on the walls does not suit your personality or your design aesthetic (as I just experienced: beautiful place, but walls decorated in oranges, yellows … and the most heinous floral wallpaper imaginable) and your landlord is wary of letting you do anything (even though former tenants were allowed to paint the walls orange and yellow, and put up the most heinous floral wallpaper imaginable), there are ways to get around that dictate.

Sheets.  That’s right — flat bed sheets, not the fitted ones.  You can choose them in a color you like, or pick white sheets and paint them.  You can tack them up in a way that will not harm the underlying wall, or use special adhesives that will not harm the paint or paper beneath.  Stretched tightly, this idea is safe, economical, stylish, and beautiful.

Want wallpaper?  Stencil your sheets.  In any design you like.  Nor do you have to pay an arm and a leg for the stencils.  Print out the ones you like and use an Xacto knife to cut out the patterns on the appropriate material.

Finding the perfect home is hard – I know I am looking just for a temporary home right now and I could not really imagine attempting to find a real home – a house that you are going to be in for a while.  If you are a first time home buyer, there are a ton of different perks out there for you right now.

Renting is something that many, many people do – heck, I do it and one thing that I got when I first started to rent was renters insurance.  Renters insurance is actually insurance that protects your stuff.  Let’s say that your apartment has a fire or even is flooded out – you have lost everything and you will probably have to pay to get it back.

Renter’s insurance is definitely one of the most important things that any renter should get and really, you can get it from any insurance company and the price is not even that bad – only about $100.00 a year or a little more and it covers the cost of your stuff.

So if you are renting and currently do not have renter’s insurance, you should definitely invest in it.

How You Can Find A Safe Neighborhood!

Finding the right neighborhood is something that I am currently struggling with.  Right now, I am in the process of moving from one state to the next and the biggest challenge that I am dealing with is finding out which neighborhoods are safe – are you have a similar problem?  Well, I can help you, for I have experience now.

One thing that you need to do is make sure that you research.  There are a ton of different websites out there that are designed to tell you everything about the specific neighborhood.  For example, there are tons of stats of the types of people that live there – how safe it is, what goes on there and those have been a HUGE help for me.

Another thing, make sure that you touch base with some real estate agents.  You tell them what you need and want and they will be upfront and honest with you!

Finding the right mortgage is almost as important as finding the right house.  You need to consider how long you want the mortgage to last, how much you can pay per month and of course what lender that you are going to go with.  All of these are very important subjects that you absolutely need to make sure that you look into – after all, you are stuck with the mortgage for a while once you get it.

That is why finding the idea mortgage for you is so important and why doing all of your research beforehand is so important.  The internet is a fantastic tool that you should use whenever you are looking for the right mortgage.

After all, you need to know exactly what you are signing half of your life away to right?  Right!

Bright Colors In The Kitchen — A Brand New Trend!

The kitchen is the place where so many people are spending their time now.  Whether they are cooking or just gathering in the kitchen, there is something about it that makes people choose to buy a house or not.  If you are having trouble with selling your house, there are ways around it – especially if you have an outdated kitchen.

Campaigns to Win You New Business

When you are in the real estate business, you know you have to work hard to get new business, new clients, et cetera.  During times like this, with an economical and housing crunch going on, this becomes more important than ever.  One of the kinds of campaigns that may help you pull in new clients is a direct mailing campaign.

This does not cost a lot, it does not even have to take a lot of time if you are organized.  You have to remember that even someone who only viewed a house you were selling once can be a client in the future.  Keeping them aware of you may be all you need to make them use your services in the future.

Using email is a wonderful tool, especially if it comes to telling people on your mailing list about new listings and things like that.  Sending out things like birthday postcards and holiday cards, however, can provided an added touch.

Real Estate Blogging: What Is It?

The real estate market is a huge one – there are so many different agents out there and if you are a brand new agent, you probably have no idea what resources to use and how to truly get your name out there.  A lot of older real estate agents are still not using all of the channels that they can in order to truly get their name out there, however – one sure-fire way is by blogging.

Blogging in the real estate business is something that is pretty new and pretty exciting if only because you can blog not only about yourself but you can also blog a lot about the houses that you are selling.  People like to read blogs, that is a known fact and when you are looking to capture people’s attention, blogging is a great way to do it.

Having Curb Appeal For Your Home!

Curb appeal is something that a lot of people currently do not understand – hell, if I was selling my house right now, I would definitely have to do a lot of work in order to make it look beautiful on the outside.  However, if you are selling your house, it is very important to understand exactly why curb appeal is important and how you can achieve the curb appeal in order to truly help your sale.

Curb appeal is basically making your house on the outside look very sellable.  Face it – no one wants to buy a house that does not look beautiful on the outside, I know, I go by looks alone before even trying to stop to look inside.  You should take that approach to the outside of your home and ensure that you are all in order there.

A few flowers and definitely a freshly cut bed of grass can truly make all of the difference for you – so make sure that you keep it up!
